Durango real estate agents work in a small, relationship-driven market. Single-family homes in La Plata County sold for a median of $795,000 through September 2026, and the typical sale took 110 days, per the Durango Area Association of REALTORS. Prices swing by area, so the agent's experience in your part of the county matters more than the logo on the sign. Below: the market by area, how agent roles work in Colorado, who's in the directory, and what to ask.

Which kind of property are you buying?
The segments behave differently, so match the agent to the property.
- Downtown and the historic district. Older homes on small lots, with parking limits and renovation questions. Ask about experience with historic-era properties.
- Three Springs and the east side. A planned neighborhood by Mercy Hospital, annexed in 2004, with newer homes, per its developer.
- Rural acreage. Wells, septic, access easements and water rights add steps to the due diligence. Ask for specific rural experience in La Plata County. Water law counsel such as Southwest Water and Property Law (679 E 2nd Ave) can help on complex deals.
- The Purgatory corridor. Condos and cabins up Highway 550. If rental income is part of your plan, confirm current rental rules before counting on it.
What's the difference between agent roles?
Colorado brokers must work as either a single agent or a transaction-broker, per the Division of Real Estate. A transaction-broker helps with the deal without advocating for one side. A single agent represents the interests of their client. Ask any agent which role they'd play for you and get the agreement in writing. You can check a broker's license on the state's license lookup.

- Relocation-focused listings include Rachel Sadler and John Mace with R1 Colorado.
A high rating on a small number of reviews tells you little. Interview two or three agents before you choose.
Are there custom builders nearby?
Land inside city limits is limited, so many custom homes go on rural lots. Builders in the directory include Asher Custom Homes, Mantell-Hecathorn Builders, Elevation Custom Builders, Krueger Group, Classique Builders, Agave Durango and Rocky Mountain Tiny Houses. Ask any builder about permits in La Plata County, wildfire rules and wells and septic if the lot is outside city utilities. Our home services guide covers the trades you'll need next.
How do you choose an agent?
Ask a few direct questions:
- How many sales have you closed in this area and price range in the past year?
- Have you handled rural property, wells and septic?
- How do you approach competing offers?
- How will we communicate during the deal?
- Which role will you play for me, and what's in the written agreement?
